Top 5 Staging Tips
When it comes to staging it's important to de-clutter and remove personal photos and collections so potential buyers can envision themselves living there. But it's also important not to strip your home of all personality, it still has to feel inviting. Follow these top tips to give your home a welcoming atmosphere.
1. De-clutter: a good rule of thumb is to remove items that are smaller than a softball so shelves and tables don't look distracting, and don't forget about hiding your pet's cage and food dishes. After all, you're not selling the items you're selling windows, walls, floors and doors!
2. Clean: clean like you've never cleaned before! Buyers look at every nook and cranny so don't forget the stove range and your horizontal blinds...a clean house shows as a property that is cared for and loved.
3. Flow: keep in mind traffic flow when you're walking through each room. There should typically be a clear path about 3' wide that doesn't cut right through the centre of a conversation area.
4. Add Colour: adding an accent colour can be done with throw cushions, art work or a blanket folded on a stool. The main colour is usually the wall colour (60%) and the accent colour (40%) should be carried into each adjoining room for flow.
5. Freshen it up: open your windows to air out your home before a showing, add some fresh flowers, and put some cookies in the oven for a homey scent.
