Don't hide anything that needs a bit of TLC. Reveal, never conceal, and be sure to reflect any deficiencies and necessary repairs in the list price. If possible and if you can afford it make the necessary fixes. It will only help sell the property faster.
Some buyers do not want to invest in a home that has work to be done. They connect better with homes that are ‘move-in ready’. Anything less is inviting a reduction from the home’s asking price.
Here are some areas to consider:
· Replace cracked floor/tiles or counter tiles.
· Patch holes or nicks in walls or baseboards.
· Fix chips in the paint.
· Fix leaky faucets.
· Fix doors or windows that don't close properly and kitchen drawers that jam.
· Replace burned-out light bulbs.
It’s the little details that are important here.
